TYPES OF BUILDING PROJECTS

SINGLE STOREY EXTENSION

Single storey extensions are our bread and butter and generally the most simple form of home improvement one can make. The vast majority of them fall under permitted development rights and can make a huge positive impact on your property, simply by introducing a more contemporary form of living arrangement such as open plan layouts and excess glazing.

DOUBLE STOREY EXTENSION

Most of the time a double storey extension will require planning approval, but don’t be discouraged as we are experts in getting them through the planning process successfully. Knowing exactly what the planning authority like to see, and where we can push them a little ensures a high chance of success. We typically find the right balance between planning policy and client aspirations. Perhaps its time to get that new master-suite in your home?

LOFT CONVERSION

Similar to single storey extensions, loft conversions are bread and butter work for us and an incredible efficient form of extension to a property. The vast majority of them fall under permitted development which allow home owners to add an additional bedroom or two, usually with an en-suite, without having to put a space in the ground. It’s truly a great way of adding value to your property.

GARAGE CONVERSIONS

Most garages, in particular old garages, aren’t used for parking cars anymore, so end up being a dumping ground. Garage conversions can change your once unused and cluttered space into a new form a living arrangement, providing you with the opportunity to extend your home without the costly process of groundworks. Most garage conversions also fall under permitted development, so no need to worry about the planning process.

House of Multiple Occupation (HMO’s):

There’s been a huge boom for this type of development in the Bristol area and there’s no wonder why when you see the income there is to be made. We have already completed a large number of HMO projects for private investors and that shows no sign of slowing down. Dependant on its size and location, you may even be able to convert your investment property into a HMO withoutplanning permission. If you fancy upping your return on investment, this is definitely one to consider.

NEW DEVELOPMENTS

We work with both developers and home owners to design new build dwellings to all shapes and sizes of plots, whether it be a small 1 bedroom bungalow in your rear garden, or a large housing development for optimal net gain. We have extensive experience and are already trusted partners with a number of private developers across the South West area which showcases our prestige with this type of project.

FLAT CONVERSIONS

Flat conversions are a great way of making money from that run-down portfolio project you have on your books that isn’t making any money. Due to the strain on housing in the UK to satisfy a need for small, low cost, affordable accommodation most Council’s positively encourage flat conversions, provided that the buildings to be converted are suitable for that purpose and the conversion itself will not lead to harm to the host property or the local area.

CHANGE OF USE

We’ve completed a lot of Change of Use applications over our years practicing, most of the time converting barns or shops and commercial spaces into residential units, with great success. Perhaps you’ve found a derelict or run-down property in a stunning location that needs a new lease of life. What better way to make it your own home through a change of use application.

ANNEX AND HOLIDAY LETS

Becoming more and more popular are self-contained annexes for those elderly relatives or youthful teenagers living with you. They are certainly favoured from the planning authorities we work with and actively encouraged where possible. In time, you may also want to consider converting them into a Holiday Let or AirBnB? This does typically require planning approval for the change, but can be incredible financially beneficial if you’re successful.
