**Scheme Design**
Another day, another scheme design presented to a happy client.
The brief for this one was simple: "The front of my house is so beautifully glazed but the rear is lacking, lets add an extension to provide much needed light and open plan living".
Have a skim through to see some of the internal visuals we produced for client considering. The design included a lovely set of corner bi-folding doors, complete with a full length window to the opposite corner ensuring light enters the room from all facades of the extension.
In addition a gabled style roof is proposed which allows velux windows on both sides of the roof, taking into considering the trajectory and route of the sun, ensuring direct sunlight during as many hours as possible. The space also feels considerably larger due to the height gained.
Towards the end you will also see the external 3D views where its obvious to see how the rear elevation now fits in much better with the front elevation style and aesthetic.

Taken a while to get these sorted (mainly waiting for a sunny day to get some good snaps), but we finally have some completion photos of this single storey extension and house renovation in Downend.
This is actually one half of Davies Architectural Services own house.
We designed and built this 4m single storey rear and side, wrap around extension to a 1930’s property on Badminton Road in Downend.
One of the main design features we wanted to achieve was to keep the existing house as a 1930’s property and that from the front “street scene” you would have no idea this contemporary extension existed. As you enter the property you go through a traditional hallway with traditional features before entering the rear of the property through a patent glazed door and into the contemporary open plan space. We maintain the living room with traditional features as a “snug” and escape space.
We used a combination of pitched and flat roofs in the extension to enhance the form and help break-up the open plan space into designated areas.
Large glazing (both pitched gable glazing and picture window) looks down the extensive green garden and the same floor tiles were used inside and out to create a flow into the garden. A roof window also helps add light to the kitchen, which is at the back of the open plan space.
We were also able to create a space for a downstairs shower room and if you inspect the photos carefully you will see a “secret pantry” through the kitchen cabinets.

**Project Completion**
Another beautifully completed Davies Architectural Services designed extension in the Hanham area of Bristol. Nothing overly complicated, but a super efficient and effective solution to providing the client which much needed additional space.
The extension replaced an old and derelict single storey garage and provided the property with a lovely aesthetic that fits with the character of the area, and compliments the street scene with traditional finishes and a subservient design.
Internally the existing kitchen has been extended to allow for a beautiful peninsula and a kitchen fit for purpose, along with a large utility room to the front, and an additional bedroom and bathroom at first floor level. The clients are over the moon with their updated home.
Davies Architectural Services saw the project all the way through from scheme design, planning approval and eventually building control approval, including some awkward drainage issues

*Scheme Design*
January has been one of our busiest on record so yet again we've struggled with posting on socials, but some projects are just to good to wait for.
Here's a scheme design we completed for an ambitious family in North Somerset. They've purchased quite a run-down property that has been meaninglessly extended over a long period of time, resulting in a property that has no nice character from the outside and is not fit for purpose internally. Enter Davies Architectural Services.
By introducing a 'central core' feature to the front entrance of the property (at the clients request) and a double storey rear extension, we have created a beautifully flowing family home that has an impressive 'wow' factor externally and a stunning configuration for modern day living internally.
Being set within the countryside it was also important to produce a 'modern-country' aesthetic, which we've managed with the introduction of stone cladding and gabled features throughout the design.

**Scheme Design**
In the lead up to Christmas we've been incredibly busy with some really great projects, but struggled to find the time to post on our socials.
Here's one of our favourites though. Check out this scheme design proposal for a large single storey side extension and external property facelift/renovation for a stunning property in Clutton, Bristol. The brief was simple, please modernise the external appearance, and extend to form a large open entertainment space including snooker area, bar and cinema/seating area that could potentially be converted into a golf simulator.
We revamped the front entrance and the materials of the existing property, and created an external design to the extension that ties-in well with the proposed front elevation. It can be difficult to achieve this when an extension is so large, but we feel we've really incorporated a design that compliments the existing nature and form of the property, whilst upliting to an inviting standard.

**Project Completion**
Another Davies Architectural Services designed New Build Development is on the market. Have a skim through as I’ve added some existing photos into the mix so you can see what the development replaced.
We were instructed from initial scheme design stage where a homeowner could see the potential of their home for redevelopment, with the intention of gaining planning approval for 2no new build detached dwellings in place of the existing single storey three bedroom bungalow.
Thanks to our extensive knowledge of the planning process and policies surrounding new build dwellings we achieved planning approval for these beautiful new build 4 bedroom detached houses, despite unjustified uproar and objections from the neighbours (28 objections in total and decided at committee).
Following planning approval the plots were sold to a developer, who then had us complete the technical working drawing package for the build and submit for building control approval, as well as assist with site visits and instruction during the build.

*Project Completion*
HMOs and New Builds. We’re good at them!! How much development can you get out of one property??? Quite a lot when you work with us.
We regularly pass our past projects during our Monday morning consultations, including this one in Filton, Bristol.
First off we achieved planning permission for a new build dwelling to the side plot of the existing property, for the original property owners. It was quite the fight with the planning authority, but got it through.
The original owners then sold the property with planning permission to a developer @fairholmestatesuk , who wanted to take it forward in their own way. We submitted for a large single storey rear extension and loft conversion to the back of the existing house, followed by then obtaining planning approval to make it a 7 bed HMO. This was a genius move with the property being so close to Southmead Hospital.
Following completion of the work to the existing dwelling, we then submitted an application to make the new build dwelling a 5 bed HMO which includes a new loft extension after it was built.
Safe to say, what was a plot with a 3-bedroom home, now has in excess of 12 rented bedrooms to professionals, all bringing in a a lovely return of investment for the developer!! Congratulations to them!!! It's not wonder when you look at the level of finish they have provided!

**Planning Approval**
Check out this project designed for a family in Westbury-On-Trym in Bristol. We were actually brought in following the failure of another Architectural Designer to provide the client with a scheme that suited their needs. We're not one to ever put a competitor down, but we certainly saw where the client was coming from this time.
We simplified the scheme, cutting it's cost almost in half, yet providing a better internal reconfiguration that allowed for modern living. We suggested a few different knock-throughs to maximise the space they had, which allowed for additional contemporary living accommodation.
Typically a scheme like this would fall under the permitted development process however not this time, as the land to the rear significantly drops away, thus making any form of extension to high to comply with PD criteria. As such, a planning application was submitted and approved within 6 weeks from BCC, a significant improvement compared to their recent form.
As the risk of planning refusal was very low we advised the client to allow us to proceed with the Technical building control drawings in advance, so that they could be approved by the time planning was received, and as such they could start imminently.
All 3D drawings and visuals were produced internally by ourselves as is standard with our service.

**Completion**
Check out this recently completed HMO Conversion project for @hallett_construction in Lockleaze, Bristol.
We were instructed to produce a number of drawings in order to get this one through the extensive planning process. First we completed plans for a single storey rear extension under the 'Permitted Development Prior Notification' process. We also submitted a separate set of plans for the single storey side extension under a 'Certificate of Lawful Development' application. This allowed the build team to progress with the renovation prior to obtaining planning approval for the 6-8 bed HMO conversion, which means it was unbelievably completed within a 9 week period and thus rented to the latest set of students incoming for the new term.
As always the guys completed the renovation to an incredibly high standard for some very lucky students this academic year.

We've been a little quiet on social media recently as we went through a very busy spell but happy to be back and posting again.
Check out this project designed for an ambitious couple in Hanham. The scheme consists of a single storey rear and side wrap around extension. The feedback from the planning officer so far has been good.
We had to be clever with the design of the side extension due to proximity to the neighbour, so have introduced a slight step down that ensures it is not overbearing.
The rear of the extension is where all of the flair is located. It comprises a dual style roof of gabled into flat roof design which allows for magnificent features including gabled glazing above bi-folding doors, a large flat roof sky lantern and openable picture window.
Internally a spacious open plan living, kitchen and dining space is designed towards the rear, with the side extension forming a new utility space, WC and Store Room.

Check out this full property renovation recently submitted for planning approval in Saltford. It includes a double storey side extension, single storey rear parapet extension and loft conversion. The client has gone all out with this one.
Due to the potential issues with obtaining approval for the rear box dormer, we have also submitted plans for just the loft conversion element under a certificate of lawful development. This will give us a better chance of the loft being accepted under the planning application, as the permitted development fall-back is a very good argument for them to approve all in one go.
The space will provide an additional 2no bedrooms, large open plan living/kitchen/dining space, utility room, office, snug and large store.

Coming back from the Bank Holiday with a BANG. Check out this scheme design proposal put forward to a client for a contemporary single storey front extension in Portishead. The clients brief was simple, 'provide our average looking house with a WOW factor from the street, maximise the views across the Bristol Channel and help us live in a contemporary manor'.
Safe to say I think we've accomplished that and following last nights presentation, the clients are over the moon. This would be the 10th contemporary style project we have completed on this street in Portishead alone.

We've just returned from a small trip away in Spain and wanted to share some of our work from a few weeks ago. Here's a proposed property renovation that includes a first floor side extension (above the existing garage), front porch extension, small single storey rear extension as well as internal reconfigurations including partial garage conversion and a move to contemporary living arrangement.
The client was keen to maintain the character style of the property, whilst also adding a contemporary touch. That's a tough combination but I feel we've accomplished that well by adding small contemporary features, yet maintaining materials (including the beautiful random course stone) and traditional forms.

Check out this scheme design concept put forward to a client in Long Ashton for a new build garage to their front garden, excavated into the natural slope of the site. Needless to say they loved it. Their main brief was for it to compliment the existing contemporary nature of their dwelling, uplifting its curb appeal whilst also protecting the views they had out of the front window. We decided on a flat sedum roof garage with wrap style overhang and timber soffit cladding to match the existing dwelling. This tied it in nicely whilst also ensuring its not overbearing in nature. Check out this project just submitted for planning approval in the Backwell area of North Somerset. The scheme includes and entire remodel of the internal layout and external appearance.
Included within the project is a small single storey rear extension, small front porch extension and side garage extension. With some clever design and shapes being added we've been able to contemporise the appearance without adding much additional groundwork to the dwelling.
The main bulk of the work however is the entire new roof with front and rear dormers, including a ridge raise to allow for modern day contemporary living of this otherwise dated single storey bungalow. We really didn't want the rear dormer to ruin the slender aesthetic appearance, so a slimline dormer design with zinc wrap ensured the dormer stood out as a feature but didn't dominate the form or mass of the dwelling.
We love this one so much that we couldn't decide whether to have the first picture of the front elevation or the rear. What is your preference?

Revisited this previous project of ours today. It’s only a very minor single storey rear extension to provide larger open plan kitchen and dining space and was probably completed 3-4 years ago. It’s amazing what impact a small extension can have on a house though!
The client now wants a single storey side extension, also designed under permitted development to create a new bar area in memory of their father. We’ll create the plans for Certificate and Building control approvals and the builders should be digging again within a few weeks.

DAS were instructed from initial scheme design stage where a regular developer client of ours had bought a house with a large side plot, with the intention of gaining planning approval for 1no new build dwelling, as well as renovating the existing property.
Thanks to our extensive knowledge of the planning process and policies surrounding new build dwellings we achieved planning approval for this beautiful new build 3 bedroom detached house, despite unjustified uproar and objections from the neighbours (17 objections in total).
We then saw the project through the technical building control process and assisted with site visits and instruction during the build.

Check out this completed HMO project built by and for @hallett_construction in Filton, Bristol. We were instructed to produce the design and drawing work for the conversation of the existing 4 bedroom house into an 8 bedroom HMO, which of course required planning and building control approvals. Using our extensive knowledge of HMO guidelines and rules, the planning and building control applications flew through without a hitch.
As part of the design process we determine a single storey rear extension plus a garage conversion would provide the required bedroom and living space to form luxury student accommodation to the nearby University of the West of England (skip through to see the planning drawings at the end). These will be very lucky students indeed, just look at the standard this house has been converted to!!

Starting the new year with a bang!! Check out this scheme design for the full refurbishment to a neglected bungalow in Saltford, Bristol.
The development aims to create a much better internal layout whilst enhancing the external appearance with contemporary yet warm features.
The double height glazed front entrance provides a focal point at the from the street scene, with two small front dormers maintaining the appearance of a bungalow.
A raised ridge height along with two double storey side and rear extensions will create two large rear gables that maximise the space on the first floor and allow views over the expansive garden.
A mix of materials are used as per the clients brief, who wanted as much natural material as possible, such as natural stone and oak framing.

The scheme includes a large single storey rear extension with dual parapet and vaulted roof structures, as well as a double storey side extension. The extensions modernise an otherwise old fashioned style living property by providing open plan living, kitchen and dining space, a Utility room, Home Office as well as Master Suite Bedroom with dressing area and en-suite at first floor level.

Check out this beautifully completed project in the Oldland area of Bristol. The client wanted to created a better living environment for their main bedroom which previously had 2 small and inefficient dormers (swipe to the end to see).
Step in Davies Architectural Services to design and detail this beautifully open and contemporary pitched roof dormer with gabled glazing, aluminium bi-folding doors and frameless glass balcony. The finish is quite magnificent and has certainly given the client something to smile about.
Yet another 5* review received for a job well done.

Check out this scheme design package recently presented to a client in Weston-super-Mare with fantastic feedback.
The scheme is for the complete refurbishment of an existing bungalow that includes a loft conversion with a large rear dormer and two smaller front dormers, a contemporary flat roof single storey rear extension with parapet and sky lantern and a double height front porch extension.
In total the proposed renovations convert an old and dated 1950s bungalow into a contemporary living space for a growing family.

Our property development venture in the St George/Hanham area has now come to completion and is on the market for rental. We are over the moon with the outcome and finished product. Huge thanks go to all the contractors, sub contractors and helpers. It goes without saying special thanks also goes to our father and his colleague Steve for all of the work they put in for us. Another classic Davies Architectural Services scheme design package delivered to an ambitious client in Portishead with great client feedback.
As with most of our projects in Portishead there are great views on offer over the Bristol Channel, as such maximising these was a necessity. The scheme includes a large front porch will contemporary wrap, gabled glazing, external material uplift and internal reconfiguration. We provided the client with a live fly-through during the presentation so they could see the spaces being proposed and were over the moon with the design and results. **Project Completion**
Check out this completed property renovation in Keynsham that Davies Architectural Services secured planning permission and building control approval for a local developer.
The scheme included a full loft conversion including hip-to-gable extension, larger rear dormer and 2no front dormers. This provided 4no large bedrooms on the first floor, opening up the ground floor for modern living. In addition to this there is a side single storey extension to provide front door entrance (as opposed to unsafe side entrance) and utility room. Internal reconfigurations for contemporary living were also included.
Due to the volume allowances under permitted development we had to submit for planning approval for the entire scheme (the gable extension used the entire volume allowance alone). We submitted a strong supplementary statement highlighting nearby similar properties and developments and the application flew through following a few minor tweaks.

**Scheme Design and Planning Submission**
Check out this new scheme we put together for a developer client of ours in the Brislington Area. The developer successfully purchased a plot of land that currently has a very old and dated 3 bedroom bungalow. The street itself is very prestigious and therefore the plot is ripe for redevelopment.
We have proposed 2no 4 bedroom character type semi-detached properties with a contemporary twist.
As part of the scheme design we presented this video flythrough of our design so they get a full understanding of the proposal. Needless to say they were very happy and keen to submit asap.
The only issue now is the council is Bristol City Council. Early non-determination appeal is very much on the cards.

Another happy client after we presented this beautiful full house renovation to them in Backwell.
The scheme includes a large contemporary rear dormer extension to provide additional living accommodation (2no bedrooms with en-suite and dressing room) with lots of glazing to take advantage over the beautiful views of the Backwell hills, as well as a large contemporary single storey rear extension that will open up the existing kitchen/dining rooms into an open plan living configuration.
Finally there is also a new front porch extension with appex style canopy for a more aesthetic frontage that will compliemnt the new materials being applied to the existing property.

The client has pretty much DOUBLED their floor area with a very large mirror image double storey extension, with contemporary features, which work well with the traditional bath stone.
This was a return client for DAS, as we worked on this dwelling previously providing a single storey rear extension to the dwelling. We love return clients and love to help them unlock their forever homes full potential!!!

Technical drawings are a very important part of the design and architectural process for residential construction projects. Whilst they aren't as 'pretty' as the planning drawings/visuals you see us share, they are very detailed to ensure those pretty images are built correctly on site by the Contractor and to the current regulations. **Retrospective Planning Submission**
A homeowner started to do some work to their front garden in Portishead without realising it required planning permission due to the levels (previously it was one big grass slope from house to road). They've been told to stop and submit a Retrospective Planning application.
At the moment it looks a little like a concrete jungle but the end result will be much better. This is where architectural visuals really come into their own. It really helps display the end goal of what the client is trying to achieve to give it the best possible chance of success.

**Scheme Design**
Check out this little fly-through we prepared for a client in Downend. Some clients understandably have difficulty understanding 2D drawings and the space it will be creating, which is where 3D modelling and visualisation of our projects really come into their own.
As demonstrated from this fly-through the single storey rear extension addition to this property will add a wonderful open plan living space with plenty of light and continuity between the different usable spaces (kitchen/dining/living). The visuals are great for explaining where the drop beams will be, how the roof will be formed internally and how the nooks and crannies can be utilised for great gain, in this instance the fire place.
This one will be going in for planning soon.

**Scheme Design**
Check out the scheme design we put together for this beautiful Period Property in Rudgeway, Bristol. The client engaged with us due to our previous work presented online and the benefits we bring by including in-house visuals to our presentations and work. We carried out a live fly-through of the model both externally and internally as the client struggled to fully understand 2D Plans, a process which they significantly praised and found to be very beneficial.
The clients had a set brief which included demolishing the stuck-on conservatory which was to be replaced by a double storey rear extension that is far more in-keeping with the existing Architectural style. Due to our advice we also included a single storey element to the rear of the property that allowed for the inclusion of a parapet structure so the architectural cornicing could be continued. This also allowed us to include a terrace on the roof, taking advantage of the beautiful views of the greenbelt to the rear of their property.

**Technical Drawings**
We handle most projects, whether large or small. We recently posted a snippet of a Technical drawing package for a full property renovation, however the one seen here is simply for a minor balcony infill extension that measures less than 3.8m². It so small that the builder requested we put all the information onto one single drawing, including both existing and proposed plans.

**Construction Update**
Check out these properties that have just come on the market in Portishead. We initially achieved Planning Approval for the original clients before the project was sold on to a developer who took it forward from planning stage. Having briefly visited site recently the properties are almost water-tight and will be ready for the end of summer.
The project included the demolition of the existing 3 bedroom bungalow and construction of 2no new contemporary 4 bedroom dwellings set over 190m² of internal footprint each.

**PLANNING APPROVAL**
A few weeks back we were delighted to hear one of our substantial new build dwelling projects achieved Planning Approval on Cadbury Camp Lane in Bristol. To celebrate we put together this 5 minutes fly-through video of the design from the visuals we created in-house. We hope you enjoy it.
The scheme itself includes knocking down the original dwelling and replacing it with one which is 125% increase in the original floorspace and a 33% raise in buildings footprint.
Within greenbelt that is usually a big no no however we successfully argued the street itself needed to be taken into consideration along with the existing dwellings and newly developed properties within close proximity. Further to this the property is very well screened from high rise trees which protects the openness of the greenbelt.
Even though the property itself has over 685m² of internal floor space, it occupies <10% of the site area which certainly helped our argument.

**Scheme Design**
Here is a nice little commercial project we recently presented for @hughescarpentryltd . Hughes Carpentry Ltd are looking to expand their HQ on Portishead High Street with the intention of providing a versatile and flexible working space for its office employees. This would include providing a kitchen dinner, shower room, changing room, cycle storage, meetings rooms, conference room and customer show room and reception.
It will be a vast improvement of working space compared to the existing which is currently dated and unfit for purpose.
Achieving the additional space was difficult due to the requirement of maintaining rear access for the companies van fleet including tippers. We ultimately came up with the scheme shown here which shows a high level car port with extension above. Coursed stone is utilised so the extension fits in well with the existing. The client loved the idea and is going to pursue it for planning.

**Scheme Design**
We recently put forward these scheme design options for a double storey side extension in Thornbury. The plot is fortunately placed to have an open area next to it meaning we can push the principles of a double storey side extension more than usual.
The brief comprised of providing open plan living, kitchen and dining space and a new Primary Bedroom suite with as much glazing as possible. They really liked our previous work and we’re looking for us to ‘contemporize’ the external appearance of the overall dwelling. We presented the two options shown here which are based on the following:
Option 1 - light and airy.
Option 2 - dark and moody.
We also made tweaks between the two options plan layouts and carried out a live model fly through so they could get a feel for the space in 3D.
Needless to say they were very happy with the visuals and drawings presented and are now deciding which they prefer before we progress to planning submission. Which is your favourite?

**Planning submission**
Check out this full house refurbishment project within greenbelt land with contemporary double storey side extension to create new double height entrance as well as open planning living, kitchen and dining area on the ground floor and large master suite on the first floor with views overlooking extensive gardens and fields.
Due to the development being within green belt land we had to carry out volume calculations to ensure the development does not exceed the additional volume criteria at planning stage. There is a large outbuilding on site that is being partially demolished which helps provide volume to the extension development.
There are also a number of developments within the village including a new build dwelling right next door, that helps set a precedent for this type of extension / development.
The client is a developer who wanted to see some visuals of the final product including internal shots. We therefore provided the images seen here which really helped sell the design. It’s recently been submitted for planning approval.

**Scheme Design**
All of our work is carried out using 3D modelling. It’s really beneficial when we are able to provide fly throughs of our own extension designs to clients who don’t quite understand 2D drawings without the added expense of third party cgi’s or visuals.
During our presentation meeting for this nice little single storey rear extension on your typical Bristol Victorian house, we opened our laptop and flew around the model in ‘white polyester mode’ which really helped get across the space that was going to be achieved, as well as how the drop beams and bulk heads are going to look.
Initially the client was struggling to visualise the space from plan, needless to say after we did a live fly through together they were very happy with how it looked and have since instructed us to proceed with planning.

**Build Completion**
We recently had the pleasure of receiving these photos of a completed house renovation from a previous client and we are very impressed.
During the early stages of the project the client didn't have much of a brief but wanted to extend their property to provide more family space. We came up with multiple design options for the clients consideration and they opted to go with them all.
This included a double storey side extension that provided a large store, utility room, snug and additional bedroom with en-suite. Additionally a loft conversion was also included which allowed for the creation of a new Primary bedroom with en-suite. Finally a single storey rear extension that connected into the existing garage (which was also converted) provided open plan living, kitchen and dining space as well as a wine cupboard and home office.
Following the scheme design completion we obtained all of the necessary consents so that construction could be started including planning approval, building control approval and wessex water approvals.

**Planning Approval**
Check out this nice little double storey side extension in Oldland, Bristol, that achieved planning approval not so long ago. The existing property is a little higgledy piggledy with a number of strange and non-effective extensions that don't suit the clients living arrangements. The new scheme removes all of the useless space and provides them with an internal and external reconfiguration that better suits their living style. This includes a new dining room and and storage space at ground floor with a large Primary Bedroom and En-Suite at first floor.
The topography of the site ultimately determined the most efficient layout for the extension and store location to ensure excavations were kept to a minimum and thus keeping the costs of construction down. It was this insight that ensured the scheme was designed within the clients budget with Contractor costs coming back favourably. Building Control has already been achieved and work starts on site very soon. We'll be keeping a close eye on its progress.

**Development Update**
We’ve been carrying out frequent site visits and meetings at our own self-build property development venture in the St George/Hanham area of Bristol. Things continue to move at pace with the windows/doors now partially installed with the remaining being installed next week along with the front bay structure. Further updates include the solar panels on the roof, internal stud setting out and general snagging. Scaffold also to be altered soon so that we can start the render in early march. The scaffolding can then finally come down which is always a big milestone.
As part of the new build we are inspecting the work throughout the entire project to ensure we can provide the PCC certificate upon completion for the buy-to-let mortgage offer. We’ll continue to provide updates until completion. Then onto the next one.

**Scheme Design and Certificate Submission**
Did you know there is an awful lot you can do to your own property under permitted development if you have the land to do so? That includes this design we came up with for a client near Lyde Green in Bristol. I wish I had the land available to add this beautiful out-building that will house a 10x5m indoor swimming pool complete with full length corner glazing, openable roof flights, oak trusses, changing rooms, WC's and Plant Room. All of this is designed under permitted development, even though the land is within Greenbelt. The eaves are no higher than 2.5m with the ridge no higher than 4m from the natural ground level. Some excavations will be required to sink the building into the ground at the back as the land is slightly sloped, but it's more than worth it when these are the results. It also helps screen the building from neighbouring properties so that the impact is very minimal from their houses.
The client asked us to prepare some of our typical indoor and outdoor visuals so they could show their young children what they would be getting, with day time and night time views. Needless to say the kids were very excited and want it up and running by Summer. Good luck Mum and Dad!!!
We're going to be submitting a Certificate of Lawful Development for the scheme as the client is concerned neighbours might complain even though it's lawful, which will give them a little extra protection.

**Scheme Design**
Check out this scheme design option presented to a client in Longwell Green. We love single storey extensions but they don't all come with a simple design. There is so much you can do if you're willing to put a little more into it and we pride ourselves on our ability to add a little 'wow' into a design that you don't see in conventional extensions.
A number of features have been added to this extension including a large set of corner glazed sliding doors which will have no vertical columns between them when opened. This is because the structural line has been moved to the outside of the timber overhang where you can see the slimline posts drop from the roof line. This really connects the outside to the inside during those beautiful summer days. Additional features include the gabled glazed doors from the kitchen area, large sky lanterns, a central fireplace dropping between the open space and a wonderful mix a materials.
All these visuals including the internal shots were created by ourselves and presented as a live 'fly-through' so the client could get a real feel for the space we have designed for them. Needless to say they loved it. Planning will be submitted soon.

**Certificate Submission**
Check out this gorgeous property in Keynsham that we've been involved with. The clients ambition is to build a loft conversion that will create a master suite at second floor level through the use of a rear box dormer. The master suite will be accessed from first floor level meaning there is no small corridor entrance into the bedroom, thus maximising the feel of space and openness upon entrance into the bedroom. We love it when properties have this space available at first floor level as it really does make the room quite magnificent upon entry.
We will soon be submitted a Certificate of Lawful Development which is a tick-box exercise for the scheme before proceeding with the building control package for construction.

Today we received planning approval for this full property renovation in the Eastville area of Bristol. The property currently has an existing double storey side extension however it suffers from subsidence. As such the scheme is to include a new double storey side/rear extension which is larger than the existing which will be fit with full height corner sliding doors at ground floor level serving the open plan kitchen/dining/living space and a gabled Juliet balcony at first floor serving the primary bedroom complete with en-suite and dressing room. Further to this there is a single storey rear parapet style extension connected to the double element, along with a small front and side porch style extensions. The property will also be fully renovated externally where the existing pink pebble dash is replaced with a lovely off-white smoothcast render complimented by black windows, doors and facia's/soffits. This one will be starting on site this summer so we have already begun preparing the Technical drawing package for Building Control approval.

A design adding a little bit of spice for this property in Hanham. The client wants a new porch to their property however they are absolutely adamant they do not want a conventional style porch. They love the dark and moody theme currently running riot across the UK extension scene and want to incorporate it into their own property to give it a little bit of wow factor upon entry. We had a strict brief to design with dark zinc or burnt timber cladding only and have come up with these options. The issue is the client loves every single one of them and can't pick. What are your thoughts?
The area in which the property is sited is being encouraged to innovate to draw investment to the area, so we are hoping which ever option is picked will be looked upon favourably by the planning officers.

**Planning Approval**
A nice little win received this morning for one of our Developer clients. They purchased this dated 2 bedroom bungalow in a popular area of Keynsham with the intention to redevelop and flip. Due to the size of the hip to gable extension being almost 50m³ alone we had to submit a planning application for the rear dormer. Due to this we thought we would take the chance and add some front dormers as well to really make a difference to the front bedrooms. It also meant we could fit 4 bedrooms upstairs instead of 3, making way for a nice home office to the ground floor which promotes modern day living.
Construction had already began on the small single storey side and gabled extensions, however now the client is able to get on with the carpentry for the dormers and complete by spring/summer. Looking forward to seeing this one complete.

**Planning Submission**
Don't underestimate the difference a small extension can make to a property. This extension extends only 3m to the side and 1.5m to the rear but makes all the difference to this otherwise cramped property. Check out the before and after plans by scrolling. The small and cramped galley kitchen is replaced by a large open plan kitchen and dining space complete with island and bi-folding doors. Ever wanted more out of your cluttered garage space? Check out this garage conversion completed last year in Kingswood. An old, damp and cluttered space (swipe to see before photos) turned into a beautiful place to work and relax. This conversion created a new office space complete with kitchenette (don’t have to travel to far for your morning coffee) along with a connected snug space and shower room. **Scheme Design**
Here's a scheme we put together for the regeneration of an existing dated dormer bungalow in the depths of Cornwall. The development includes a contemporary front gabled extension complete with statement overhang, a single storey front parapet extension to form external terrace, contemporary L shape front timber clad dormer and rear elevation extension including new dormer and partial terrace in a grey timber clad surround. We love how all the different shapes and materials complement each other to form a stand-out property in a very desirable area.
Due to the first floor primarily being within a pitched roof space, as part of the scheme design process we also produced internal visuals to shown how the space would feel and look in the upstairs open plan living area. Suffice to say the client was more than convinced of the design after these were presented.

**Planning Submission**
This was a really fun one to model and draw. We recently worked on this beautiful property in Upton Cheyney and submitted a planning application for the single storey side/rear wrap around extension. There was an existing consent granted, worked on by a previous Architect, however due to change in circumstances the clients wished to work with a new Architect who could offer 3D Views to fully understand how the scheme has a total effect on the existing property. We proposed multiple options for consideration at scheme design stage and we feel they opted for the best. This new extension will compliment the existing property by utilising dual pitch roofs and a nice parapet style design, whilst also providing a much more contemporary living arrangement internally (skip through to see the plan). We're now waiting to hear by from South Glos.

This project is the host dwelling of our previous new build social media post (posted 3 weeks ago) in High Littleton. As per that previous social media post we got planning for a new dwelling in front of this property where you can see the progress photos.
The client also wanted to develop the existing host dwelling, which is a 2 bed cottage with large garage extension.
The proposal is to extend the cottage 2 storeys to the rear and convert the garage into living accommodation with extra rooms in the roof space.
This large renovation and development will create a 5 bed dwelling with a huge amount of living and amenity space on all floors. We created the visuals within this post to help the client sell the property with planning approval; however since seeing them the client is considering renovating and living in the property themselves and we don't blame them.

A new week with lots more to shout about following an influx of planning approvals in a single week. We received over 10 approvals so have lots of happy clients, including this ambitious one on a prestigious street in Portishead. Check it out by sliding through. You can see the existing property towards the end. It’s quite the uplift.
The scheme includes total property renovation including front extensions, rear extensions, loft extension with dormers and a new garage. It was a challenge working with the planning officer due to the increased scale and footprint of the scheme but we successfully argued it’s merits and didn’t need to make any amendments to the dwelling proposal.

***WORKING PROGRESS***
Last week we visted one of our projects just outside of Bristol in High Littleton, as part of our Professional Consultant Certificate inspections.
For this new build dwelling project Davies Architectural Services achieved planning permission for the client, supplied the building regulations package and are now carrying out the Professional Consultant Certificate inspections during the construction, which will mean the dwelling can be mortgaged by future owners.
The client is project managing the build themselves and I think you will agree, they are doing a great job.
The site is on a large gradient, meaning we could utilise the slope to achieve a large 4 bed dwelling, with fantastic rear views that didn’t disrupt the street scene.
The new dwelling blends in perfectly.
We have also gained planning permission to extend the host dwelling, which is a small cottage, which you can see in a future post.

**Scheme Design**
We recently prepared this scheme design package for a client near Bedminster, Bristol. They purchased a derelict property with the intention to knock it down and replace with a contemporary yet in-keeping new build dwelling. The neighbouring properties are quite sizeable and as such that has given us license to design and submit for a new dwelling almost double the size of the existing yet still smaller than neighbouring properties.
A big question though…. Red Brick vs Grey Brick (skim through for the comparison). What is your preference?
In all honestly we think they both look fantastic and either will be a great addition to the street.

We recently submitted a planning application for this beautiful garden room. Typically garden rooms don’t require planning approval however the clients wanted theirs larger than what’s allowed under PD. The site is also within a Conservation Area with PD rights removed. As part of the project the client asked to see some visuals so we produced these so they could understand the final product. Needless to say they loved it and will have a beautiful office and chill space in their garden freeing up much needed space in the house.

**Building Control Approval**
It's not always pretty visuals and designs we carry out at Davies Architectural Services. We also offer Technical drawing packages (which we undertake on the vast amount of our projects) which are required in order for those pretty designs to be constructed. Here's a snapshot example of some detailed plans we put together for a dormer replacement in Bridgeyate, Bristol. The previous Architect who obtained planning approval for the client could only hand draw and did not have the capability to produce the detailed plans. The Builder therefore recommended our services to the client in order to achieve Full Plans Building Control approval which will allow them to start on site. A client of ours wished to undergo the regeneration of their existing property into something more contemporary. This includes a new front extension (connecting to existing garage) to create front courtyard as well as an external facelift. The client however couldn’t quite decide which contemporary style they preferred. As such we embarked upon a scheme design phase which allowed us to draw and create multiple options and visuals to aid the client in their decision making. The client were very complimentary of our work during the presentation and they are now making a decision of their preferred option before we progress to planning stage. **Project Progress**
Here’s some progress pictures of a personal project of ours in Portishead. Both Davies brothers are renovating their own homes with this one now going on for 8-9 months. The house itself is very near to completion but the outside gardens still need some work as you can see. Recently the scaffolding came down though so you can see the new form really well. It includes double height front porch, double storey rear extension with gable, entire external facade uplift and new balcony. Just like that we’re back on the property development band wagon. We recently completed on the purchase of this beautiful end of terrace property bordering Hanham and St George in Bristol. Two approvals received in the same day for the same project. That may seem odd but there’s lots of logic to it. The scheme involved a loft conversion and a single storey extension. We submitted a Certificate of Lawful Development: Proposed Use application for the loft conversion which was successfully issued, as well as a Prior Notification application for the single storey extension, also successfully issued. By submitting these separately we were almost but guaranteed success for both parts of the project as the planning officer could not be too involved. We’ve just submitted a planning application for this substantial redevelopment of a confidential site to the west of Bristol. It may look excessive in size but you really need to view the street to understand the scale of the properties in close proximity. It’s truly Bristol’s own ‘millionaire strip’ and this property will fit in very well. The plans are confidential at this stage however I can confirm it includes 2 living rooms, a grand kitchen/dining space, double height entrance lobby, a cinema room, gym, swimming pool, internal hot tub and changing facilities, plus 5 double bedrooms all with their own dressing rooms and en-suites with combined balconies over 700m2+ of floor space. **Retrospective Planning Approval**
It doesn’t always go smooth to begin with for some clients. Prior to our involvement the client started construction on this out-building. Unfortunately it was built too large and on green belt land meaning they could not utilise permitted development rights. Due to a neighbouring complaint the client was subject to enforcement action where they advised the structure would likely have to be demolished, even if a retrospective application was submitted as they advised it would likely be refused.
The client approached us desperately looking for a solution. We were confident in the arguments we could put forward surrounding policy and proceeded with the retrospective application (see drawings by scrolling) complete with heritage statement. Through a number of back and forths with a number planning officers we prevailed and retrospective approval was granted. The client can now finally finish their beautiful out-building.

A few weeks back we achieve planning approval for this significant property upscale renovation in Downend, even despite the parish council objection. Just like that our statement development/ design in Portishead has had its contracts Exchanged with completion in for Wednesday next week. Here’s a video put together by the @westcoast.properties team for the sale advert. It sold within a week and the sell process has been smooth sailing. Quite amazing for a property of this size to go so quickly. We couldn’t be prouder. Head to the end of the pictures to see what was there before. Quite the uplift we would say.
Through the video you can see how we optimised space within our design in order to maximise living space and views, minimise circulation space and work with the tricky sloped nature of the site. The functionality of the property is also worth noting with a large ‘functioning’ lower ground floor which includes double garage, utility/plant room, cloakroom and WC all accessed from its own staircase. Prior approval has been granted for this ‘Larger Home Extension’ in Hanham. Two complaints were received from neighbouring properties but neither were valid to warrant a planning application. That didn’t stop us from modelling the entire dwelling as the client was adamant they wanted to maintain the character of the dwelling and requested 3D views. They love the outcome and will soon begin the construction with us having achieved full plans building control approval.

**Development update**
Here’s some progress photos of our latest property development venture in Portishead. At Davies Architectural Services we are very hands on with all of our developments during the construction process giving us a huge insight into the art of building properties and extensions. We get first hand experience from a contractors/developers point of view which we then carry over to all of our client projects ensuring our designs have great build-ability as well as finishes, something which we know to be lacking in the industry sometimes. **Project Update**
Last Christmas we achieved planning approval for these two gorgeous 4 bedroom semi-detached dwellings on greenbelt land in Willsbridge. Along with being instructed to carry out the planning and building control processes, we are also carrying out intermittent site inspections in order to provide a Professional Consultant Certificate (PCC warranty) in order for them to be mortgaged upon completion. Final inspection is coming up soon so look out for the completed pictures. These visuals were also created by us so that the client could sale the properties on rightmove prior to completion. Both have now been sold with eager homeowners ready to move in.

**Appeal won**
We received some great news last week that a refused planning application for this new build semi-detached dwelling in a Bath conservation area was overturned at appeal. We put some seriously strong arguments forward at the planning application stage so we were incredibly surprised when we had the refused verdict. There was no doubt an appeal would be submitted using a planning consultant and we are glad the planning inspectorate agreed with our stance. One up on the planning officer here who was more difficult than they needed to be. Huge thanks to Coral and the Grass Roots Planning team for getting this through. **Scheme Design**
Here’s a scheme design we put forward for a client in Bristol for the contemporary renovation of their existing bungalow. The existing plan can be found at the end of the photos with the proposed just before it. As you can see it’s quite a unique one where we opted for a split level plan and an internal living/snug space. The client had a very particular brief, of which we managed to include everything they requested. We love it and so did the client!! We’ll be submitting for planning very soon.

**Building Control Update**
Happy New Year everyone! Here’s a project we worked on from last year. We were instructed to submit this scheme for planning approval and complete the construction drawings package for building control. Examples of our cross sections and details for the timber frame extension can be found by scrolling. The design and visuals aren’t actually ours but from the clients friend in London. Due to our local knowledge of Bath and North East Somerset we were instructed to take it forward. The planning application was a tricky one to get through as the application site was within a strict BANES conservation area. Fortunately the planning officer took our arguments on board and agreed that the linked extension would not cause an adverse impact.

***PLANNING APPROVAL***
A personal win for one half of Davies Architectural Services (Joe) with this early Xmas gift planning approval for a contemporary rear and side extension to our 1930’s house in Downend.
This extension allows us to create a large kitchen/dining/living space whilst maintaining a seperate lounge. A new garage and Utility space is provided to the side with rear access in place of the existing garage which is on its last legs.
We also have room for a downstairs shower room and pantry off the kitchen, accessed through a secret door in the units.
Work starts on site in spring.

***PLANNING APPROVAL***
Always nice getting a planning approval before the weekend.
This double storey side extension to a property in Bath almost doubles the footprint of this dwelling.
Originally the client had wanted a much more contemporary extension, but due to the conservation area the planning authority wanted a more traditional aesthetic appearance.
The compromise was to include some contemporary elements such as the standing seam porch canopy and green roof store.
We are over the moon for the clients that after a long process we were able to achieve their approval.

**Submission update**
We will soon be submitting a planning application for this new build dwelling in Temple Cloud, Bath. Due to the siting of the project not being in the best location we have taken the pragmatic approach to a scheme that appears as if it’s a barn conversion (there are a few in the local area) when in fact it is entirely a new build. This would mean the property sits better within its surroundings and adds character to the local area. Wish us luck in dealing with BANES. All visuals created internally by us.

**Planning Approval**
We love ambitious clients. This scheme achieved planning approval on Monday. There is a lot involved with this full property renovation, which includes overall first floor extension with roof raise, double height front porch extension, single storey front terrace and balcony extensions, double/single storey rear extensions complete with corner glazing, garage conversion, garden room and front car port with retaining structure. The client engaged with us due to our local projects and our ability to transform standard homes to contemporary properties acceptable from a planning perspective. The property actually sits within the setting of a listed building, however we overcame the issues with a design which sat well within its surroundings. Scroll right to see the existing 3D views. Davies Architectural Services recently gained planning permission for this large contemporary rear extension to an old cottage situated in the village of Blagdon, with incredible views overlooking Blagdon Lake!
The client gains a new main entrance and large open plan space on the ground floor with a large master bedroom and ensuite on the first floor, with some rejigging of the existing internal layout and stairs.
We have also completed the building control package and the client is starting the build early in the new year.
We cannot wait to see progress photos of this one.
